Remodeling Market Size
The global remodeling market was valued at USD 1.75 trillion in 2025, is projected to reach USD 1.81 trillion in 2026, and is expected to expand at a 3.9% CAGR (2026–2035), reaching USD 2.56 trillion by 2035.
The market encompasses renovation, restoration, modernization, and alteration activity across existing residential, commercial, and industrial buildings.
The remodeling market is moving from a rate-constrained correction toward a more structurally supported replacement cycle. Deferred maintenance, aging building systems, energy-performance requirements, and the need to adapt properties for changing occupancy and accessibility needs are shifting expenditure toward projects that owners cannot readily postpone.
GMI Analyst View
Based on input from industry leaders, we view the remodeling market's peak of USD 1.82 trillion in 2022 as evidence of a demand base that was temporarily pulled forward by pandemic-era household investment. The subsequent correction leaves a substantial pool of deferred maintenance and modernization work that can support the next investment cycle.
Remodeling Market Trends, Growth Drivers & GMI Forecast Outlook
The market's outlook rests on the interaction between essential building-system replacement and discretionary renovation. Energy policy is enlarging the retrofit pipeline, while aging structures sustain baseline demand; however, financing costs, labor availability, and permitting capacity will determine how quickly planned work converts into completed revenue.
Key Drivers
*Evidence anchors use cited external data; demand implications and forecast conditions represent GMI analysis.*
Aging housing stock provides an unusually resilient foundation for demand because building systems deteriorate regardless of household confidence or transaction activity. Roofs, mechanical equipment, electrical infrastructure, and plumbing create replacement triggers that are less deferrable than cosmetic work. This supports contractor pipelines even when owners postpone larger redesign projects, while aging-in-place modifications broaden the addressable work base.
Energy incentives improve project economics by lowering the effective cost of system upgrades. Their effect extends beyond simple replacement: contractors can bundle HVAC equipment, insulation, windows, electrical upgrades, and home-energy controls into broader retrofit scopes. That bundling raises the value of qualified installation capacity and strengthens demand for licensed professional services.
The EPBD reframes a large share of European retrofit activity as a compliance and asset-preservation requirement rather than a voluntary upgrade. Building owners must increasingly consider envelope performance, heating systems, and certification requirements together. The resulting pipeline is durable, but its timing will depend on national implementation frameworks, financing availability, and the ability of contractors and certifiers to scale.
Key Restraints
*Evidence anchors use cited external data; demand implications and forecast conditions represent GMI analysis.*
Higher borrowing costs affect remodeling through several channels: they suppress housing turnover, discourage home-equity-financed projects, and heighten consumer sensitivity to material and contractor pricing. The greatest exposure lies in elective redesign work, where an owner can preserve functionality by delaying the project. A broad construction recovery could improve confidence and release delayed projects, but near-term conversion remains dependent on financing conditions. [4]
Labor scarcity constrains both project volume and the speed of revenue recognition. The shortage is particularly consequential for technically regulated work, where carpenters, electricians, HVAC technicians, and plumbers cannot be readily replaced by general labor. Contractors with trained crews, scheduling discipline, and reliable subcontractor networks should be better able to capture mandated retrofit demand, while smaller operators face greater risk of backlog slippage. [5]
GMI Analyst View
We see the market separating into two demand pools: non-discretionary replacement and compliance work, which is comparatively resilient, and aspirational renovation, which remains more exposed to household confidence and financing conditions. This distinction favors suppliers and contractors aligned with systems upgrades, building-envelope work, and technically qualified installation.
Remodeling Market Segment Analysis
By End-Use
The remodeling market is led by residential demand, which accounted for 73.0% of market activity in 2025 and is expected to reach USD 1.84 trillion by 2035. Residential remodeling benefits from the breadth of the installed housing base and the recurrence of maintenance, accessibility, and energy-upgrade needs. Demand is increasingly split between essential building-system work and discretionary interior projects, making product availability, contractor access, and household financing central to conversion rates.
Commercial remodeling generated USD 350 billion in 2025 and is projected to represent 20.9% of the global market by 2035. Commercial owners are repositioning aging office, retail, hospitality, and institutional properties to improve tenant appeal, operational efficiency, and regulatory compliance. This work often requires coordinated systems upgrades rather than isolated cosmetic improvements, increasing the importance of specification channels and contractor capability.
Industrial remodeling was valued at USD 122 billion in 2025 and is forecast to grow at a 4.4% CAGR (2026–2035). Industrial demand is supported by modernization of manufacturing and logistics assets, including energy systems, automation-compatible layouts, and facility upgrades. These projects tend to be operationally sensitive, favoring suppliers that can meet technical specifications, manage downtime, and provide dependable service support.
By Remodeling Type
Flooring & Roofing represented 21.0% of the market in 2025 and is projected to reach USD 548 billion by 2035. Its scale reflects the universal role of flooring across renovation projects and the replacement-led nature of roofing. Storm repair, aging installed systems, durability expectations, and the growing use of energy-conscious building-envelope products should keep this category central to both residential and commercial project scopes.
HVAC, Electrical & Plumbing remodeling was valued at USD 315 billion in 2025 and is forecast to advance at a 5.5% CAGR (2026–2035). This category is gaining importance because system replacement is increasingly tied to energy performance, electrification, smart-home integration, and code compliance. Demand favors contractors able to combine equipment installation, electrical work, controls, and commissioning within a single renovation program.
Kitchen remodeling was valued at USD 245 billion in 2025 and is expected to account for 13.3% of the market by 2035. Kitchen projects remain a major source of high-value residential expenditure, but their timing is especially sensitive to home equity, housing turnover, and consumer confidence. Brands with strong design credentials and contractor-specification relationships are positioned to benefit as deferred discretionary projects return.
Exterior remodeling is projected to reach USD 298 billion by 2035, following a 12.0% market share in 2025. Windows, doors, siding, facades, and outdoor living areas sit at the intersection of appearance, weather resilience, and energy performance. Incentives and building-envelope requirements can convert an aesthetic project into a broader efficiency-led renovation, expanding the value of each engagement.
Bathroom remodeling accounted for 11.0% of the market in 2025 and is forecast to expand at a 3.5% CAGR (2026–2035). The category is supported by aging-in-place modifications as well as recurring replacement of fixtures, surfaces, and plumbing components. Its growth profile remains more discretionary than systems renovation, although accessibility requirements can create a more resilient demand stream in mature markets.
Structural & Whole-House remodeling was valued at USD 280 billion in 2025 and is projected to reach USD 388 billion by 2035. This work responds to aging foundations, layout changes, deep energy retrofits, and major functional reconfiguration. It requires substantial design, permitting, engineering, and contractor coordination, which makes project execution capacity as important as homeowner intent.
The Others category generated USD 139 billion in 2025 and is expected to account for 7.4% of the market by 2035. Basement finishing, disaster repair, and accessibility modifications provide a diversified demand base within this category. Insurance-linked events and demographic shifts can create localized surges, while smaller projects support participation by specialty contractors and DIY-oriented retail channels.
By Service Mode
Professional remodeling accounted for 73.0% of the market in 2025 and is forecast to reach USD 1.89 trillion by 2035. Professional services are structurally favored by the growing complexity of HVAC, electrical, plumbing, structural, and compliance-related work. Licensing, insurance, certification, and installation quality create barriers that reinforce the role of organized contractors, distributors, and manufacturer-supported installer networks.
DIY remodeling was valued at USD 472 billion in 2025 and is projected to represent 26.4% of the market by 2035. DIY remains important in painting, basic flooring, landscaping, and smaller interior upgrades, supported by retail access, tool rental, and digital instruction. Its share is constrained, however, by the market's shift toward technical systems work that requires professional installation or code-compliant execution.
GMI Analyst View
We believe the segment mix is becoming less dependent on purely aspirational renovation. Systems replacement, energy upgrades, and structural work are increasing the value of technical competence, certified installation, and integrated project delivery. The resulting opportunity is durable, although it also intensifies competition for skilled labor and qualified contractor capacity.
